2. Right to fair rent (based on mutual agreement).
3. Right to habitable premises. The property should meet certain standards of cleanliness and safety.

The Kenyan Constitution of 2010, The Landlord and Tenant Act, the Land Restrictions Act as well as Section 65 and 66 of the Land Act form the Legal framework governing tenants and landlords in Kenya . The rights and responsibilities include:

Tenant - Payment of rent, Right to habitable dwellings, Right to privacy, Right to peaceful enjoyment and Right to be given notice before any eviction or increase of rent.

The Landlord ‐To maintain a safe and clean environment, quiet environment, respond to repair requests promptly, properly store tenant's security deposits and Right to terminate in the event of breach by the lessee.
