One of the crucial documents that stands as a proof of ownership in Kenya is a Title deed. The legitimacy of a title deed is paramount in ensuring that your property is secure. However, distinguishing the authenticity of a title deed can be challenging and there it is advisable to follow the procedures below.

Conduct a search at the Ministry of Lands offices.
There are two methods of conducting a search in Kenya.
i) The Manual title deed search
This type of search is conducted at the Ministry of Lands offices where a person is required to take a copy of the title deed you are conducting search on, a copy of your KRA pin certificate, your contacts details i.e. your phone number, postal address and email address, your copy of ID. The next step is to fill in an application form requesting for an official search and to complete this process it is necessary to pay the required fee.

ii) The online title deed search
This is the other alternative where you can visit the eCitizen portal.
-The first step is to create an account on the eCitizen platform.
-After creating an account, log into the eCitizen account using your credentials.
-Once you logged in, choose the ministry of lands and choose land search on the menu.
-Enter the title deed number you want to check.
-Fill in the online search form, confirm the details and then submit. It is necessary to review the information you've entered to ensure it is correct.
-Make payments with your preferred payment option, which can either be through M-Pesa, debit card or a credit card.
-Once the payment is successful, the search results will display in 1 -3 days, which you can now print them.
